Q: How does your company work? A: The management and personnel at RentWiz.com have over 25 years of real estate experience. We worked both as brokers and Property Managers. We provide you with the same service that a broker would except that we do not accompany you to the apartments. More importantly, you do the work that the broker would do (search a database and make appointments), and save thousands of dollars. You conduct a search on our database, then make appointments with the listings you want to view. After viewing the apartments, put in the application and rent the apartment. It's that simple . *Q: How many apartment listings do you have?* A: We have 1000's of listings on any given day. We work with over 1000 NYC landlords and management companies. We update and receive new listings every day. The search results lets you know when a listing was last updated. *Q: How do you get the listings?* A: We have built relationships with hundreds of landlords and management companies throughout the years. They trust us with their listings because they know we'll get the job done. Many of the listings are offered with brokers, however with RentWiz, you save $1000's by cutting out the broker. Why go anyplace else? *Q: Why not just use a broker? Can't they find me an apartment?* A: Of course they can, but they don't come cheap. Brokers will charge you 15% of the annual rent (first year). For example, if you are looking for a $1300 apartment, you have to pay a broker $2340 for their service. Moving is a stressful experience. The last thing you need is to have a commission based salesperson explaining to you why any given apartment "won't last"! *Q: I see that there are other online sources that offer the same service, why should I use your service?* A: There are many other websites that will charge you close to $200 for the same service. *Q: I am new to New York, how do I decide where I want to live?* A: This is certainly an important question. We created a special section called *Resources* . This section will help you with anything you might need to know about renting a New York City. It has a detailed descriptions of neighborhoods, demographics, provides transportation info, schools, restaurants and much more. This section is especially useful to those that are new to this great city. *Q: What do landlords look for in an application?* A: Landlords look at the application and are concerned with 2 things - Can you afford the apartment and will you pay your rent? Landlords use different requirements to consider your application, however the general rule of thumb is as follows: You need to have an annual salary that is equal or greater than 35 times the monthly rent. For example, if you are looking for a $1300 apartment, your annual income should be $52,000. You should also have a decent credit history. If you do not meet the qualifications, don't worry, most landlords accept a guarantor. This is usually a family member that will guarantee the terms of the lease. The guarantor usually needs to make 80 times the monthly rent. *Q: Once I am approved for an apartment, what do I need?* A: The landlord will tell you what to bring to the lease signing. As far as money, you will need the first months rent and usually a one month security deposit.
